Our Community

Woodland Estates is a resident-owned community of 285 manufactured homes.  It is a retirement community for people 55 and over.  Located on the outskirts of Morgan Hill, California, Woodland Estates is bounded on one side by rolling hills and mountains, on the other by Llagas Creek. A greenbelt runs the length of the park, providing opportunities for a morning walk, or a gathering of friends in the gazebo. A pathway running alongside Llagas creek is a favorite for an afternoon stroll. 

A warm, welcoming clubhouse, meeting area, kitchen, exercise area, sauna, an indoor heated spa, and an outdoor heated swimming pool are a few of the amenities.  The Social Club sponsors many events and activities throughout the year, and there is an RV storage area for residents. Small pets on leash are allowed on walking trails and community paved streets, and off leash in our dog park, located behind our Clubhouse.

There are outdoor areas for those liking hiking, quiet walks, swimming, putting green, bocce ball, tennis, and pickleball. Benches, gazebos, and picnic tables provide shaded places where friends and acquaintances can visit, or simply enjoy the quiet outdoors. The dog park and Clubhouse grounds also provide popular meeting places.

Resident-Owned Community

The park is resident-owned, and all of the homes are owner-occupied. Over thirty years ago a self-governing corporation called Woodland Residents, Inc. ("WRI") was formed.  The resident homeowners hold shares in the corporation which in turn owns the land where the homes are located.

A seven-member elected Board of Directors guides the affairs of the corporation. There is an annual election of Board members selected by and consisting of our residents. A monthly Board meeting is held at the clubhouse and may be attended by shareholders. The Park Bylaws, Lease Agreement, and Rules & Regulations are the Governing Documents of Woodland Estates.
